Village of Catlett
Fauquier County cover photos for the Catlett Village Comprehensive Plan draft update
Catlett Farms application scheduled for Board of Supervisors at Public Hearing on 8 December 2011.  CFFC continues to recognize significant concerns.  This Public Hearing starts at 6:30 P.M. in the Warren Green Building, 10 Hotel Street, Warrenton.  Read our concerns and letter to the supervisors on our Catlett Farms page.

Decision on Catlett Service District Comprehensive Plan delayed again at BOS Hearing on 10 March 2011

Catlett Farms LLC application delayed for up to 90 days at 10 March 2011 Hearing -  950 645 350 Additional Dwellings In Catlett?  - The Catlett Farm LLC revised residential development application considered at the Supervisors Public Hearing on 10 March 2011 resulted in another deferral of a decision.  The proposal was last reported as incomplete but included:
      950 645 300 to 350 residential units
95,000 64,500 square feet of commercial uses
Acres of wastewater treatment system with drip dispersal next to Cedar Run
Possibly another big tax bill for County residents!
See CFFC's analysis at our
Catlett Farms LLC page.

You can send a email to the Supervisors asking them to deny this application using the link below provided by the Piedmont Environmental Council.

While the Board of Supervisors decided on 6 April 2010 to delay action on
the Comprehensive Plan change for Catlett, the Catlett Farms application for
950 dwellings was subject of a Planning Commission Public Hearing on
29 April 2010 at which the Commission recommended denial.  See
CFFC's comments on this application which could cost county tax payers
more than $23 Million in taxes
to expand county infrastructure at our Catlett Farms Page.

From February to October of 2008 the Catlett, Calverton, Midland Citizens
Comprehensive Planning Committee work with County staff to develop the 5
year update for the plans for these villages along Route 28 in South East
Fauquier County.  In April of 2009 the County Planning Commission
recommended approval of these changes and forwarded a updated
Comprehensive Plan to the Board of Supervisors.  At the 18 February 2010
Supervisors Public Hearing the Supervisors took comment on their proposed
plan update.  This Public Hearing has been held open by the Supervisors
to receive additional comment.

CFFC supports the changes put forward in these recommendations which
include reducing the overall acreage of each village service district area,
reduces the number of potential dwelling units, and maintains the current
character of Route 28 with the implementation of traffic calming measures.

You can look at comparisons of the current approved Land Use Plan and
Acreage Uses versus the Planning Commission recommended changes,
and a comparison of the Supervisors proposed changes to the Planning
Commission recommendations for Catlett by clicking on the graphics in the
right hand column of this page.

Of concern is the impact of the Catlett Farm LLC proposal for what the
submitted financial impact analysis describes as 999 dwelling units on the
West side on Catlett.  You can see more information about this proposal by
clicking on the Catlett Farm graphic at the bottom of this page.
