The change to the C-1 Commercial Neighborhood ordinance being considered by the Supervisors at their July 2010 Public Hearing will impact 412 parcels comprising roughly 432 acres primarily in our service districts. You can click on the map below to see a larger image of where the current C-1 properties, highlighted in red, are located. Links to maps of C-1 properties in each service district are available in the right hand column of this page.
A short description of the major changes proposed in the revised ordinance is provided at the bottom of this page.
C-1 Zoned Properties are Indicated by the Red Areas in Each Service District
The key changes proposed in this amendment to the C-1 Zoning District for Commercial Neighborhood property would: "1. Require buildings to be set closer to the street, with sidewalks and street-trees on street frontages and parking areas located to the side and rear of buildings." "2. Allow residential units to be located over commercial uses by-right instead of requiring special exception approval." "3. Add standards for all developments in the C-1 Zoning District related to building orientation and massing, as well as access and parking, to require development consistent with a neighborhood scale." "4. Allow an increase insize for a shopping center from 50,000 to 100,000 square feet (with special exception approval) in order to facilitate mixed use development with upper story uses."
